Yes. Searching, the map, photos, and the full Akiya X Score are free with no account at all. A free account adds new-listing email alerts on up to 5 saved searches, one full spec sheet unlocked per calendar month, saved properties, and the satellite and railway map layers. Membership is what removes the monthly limit and opens the remaining research tools.
No. A free account can unlock one full spec sheet each calendar month — land and legal facts, utilities, transit times and the original listing link. Anything you unlock stays unlocked on your account permanently; only the monthly allowance resets. Membership lifts the limit so you can open every listing you are comparing.
Set your filters on the search page, save the search, and Akiya X emails you the listings that newly match it — daily or weekly, whichever you pick. Every account can keep up to 5 saved searches. Every alert email has a one-click unsubscribe link, and you can pause or delete any alert from your account page.
Every option unlocks the same Akiya X membership experience: scored listings, unlimited translated research, all 15 map layers, cost context, saved shortlists and Buyer Dossiers. The difference is only the billing interval and upfront price.
Every paid plan unlocks all 15 interactive search-map layers: Satellite view, Railways, Flood, Tsunami, Storm surge, Debris flow, Steep-slope collapse, Landslide, Active faults, Avalanche risk, Heavy-snow zones, Population trend, Eligibility by municipality, Eligibility by zoning, Convenience stores. Satellite view and railways are also available to any signed-in account. Hazard overlays use official GSI data; population, convenience stores, and minpaku layers remain subscriber GeoJSON overlays on the search map.
The Akiya X Score is our 100-point property qualification system. It weights location and lifestyle at 35%, property viability at 30%, foreign-buyer readiness at 20%, and value for money at 15%. A separate confidence signal shows how complete the underlying listing data is. Listings that fail hard rules, such as impossible rebuild status or severe hazard exposure, are rejected before they appear publicly. Signature and Approved listings show why they qualified and what still needs closer review.
Most international buyers need time to compare regions, watch scored inventory, understand costs, and prepare the right questions. Annual gives the longest research window at the lowest monthly rate.
Payments are processed securely by Stripe. Choosing a plan creates your account (if needed) and takes you to Stripe Checkout for the selected billing interval. You can manage or cancel your membership any time from the billing portal in your account.
No. Akiya X is a software gateway that organizes research and handoff materials so qualified legal professionals can step in with better context. Judicial scriveners and localized guides are separate professionals who charge their own fees directly to the buyer.
Those sites sell inventory volume. Akiya X hides fatal listings — rebuild-impossible lots, ruin keywords, severe hazard — and scores the rest. You pay for research and decisions, not for a larger dump. Licensed professionals still handle the regulated steps of a purchase, and a closing can include a transaction fee to Akiya X.
